Yorkshire Searches is unique in the search industry in offering a service of retreiving copies or researching at the archives. The main area covered is the old West Riding of Yorkshire.
  • Landmark

    Enviromental reports which will inform you as to whats under the property you wish to purchase. If there are any potential risks such as flooding, enviromental or planning issues. Is the house built on top of an old industrial site, landfill site. Also detailed neighbourhood information such as crime rates, school grades, housing types and local amenities.
  • Coal Authority

    Coal searches allow you to check whether there are any current or abandoned coal workings close to the property you wish to purchase as well as any mine shafts. In an area such as Yorkshire, which had a large coal mining industry, it is usually a condition of your mortgage to purchase such a search.
    We can order these searches direct and they usually take 24 hours to be returned.
  • Yorkshire Water

    This is usually the water company that covers properties within the Yorkshire area, with a few exceptions. We can check when we order the CON29DW search as to which water company does. You no need to worry we will do the work for you.
  • Drainage Searches

    Known as CON29DW, these searches are required in a Home Information Pack and as a condition of any mortgage. The information is obtained from the water company that is responsible for the area in which your property is situated. This site will show you which water company that is.
    The information contained in this search:- Is the property connected to the main drainage and sewer systems. Is the property on a meter and the water rates payable.
  • Chancel Check

    Some properties in the UK still have a Chancel Repair Liability to a parish church. This is a tithe which can go back many centuries. If you have a liability, the church can require you to pay for repairs to the building and this can amount to many thousands of pounds. This search can be carried out via the internet and will be returned the same day. If your property has a liability, an insurance can be purchased.
